LOW COST HOUSING FOR LOCALS


Affordable housing is a priority that we as a group have been working to create for many years.

The Delabole Development Group works in conjunction with the Camelford and Delabole Development Trust. This body has been transformed into a Community Interest Company with the name 'Camelot Country'. This is to enable us to build affordable homes for local people on similar lines to the housing you may have heard of at St Minver.

These will be homes for sale to local people and will be affordable in perpetuity at an affordable price, currently £103,000 for a 2 bedroom and £124,000 to £124,995 each for a 3 bed. if purchased direct through Camelot Country CIC. The new homes for sale will be completed by the end of June, 2012. There will be some conditions on purchase and resale to enable the houses to be kept available for local buyers.

A further presentation of the affordable housing development at Blakes Close at The Sidings, Delabole. for local buyers will be held in April 2012.

OUR VISION

The vision for this specific project is contained in a proposal outlined in The Camelot Country Community Strategic Plan (CCCSP): Development of locally identified affordable housing (this means local communities identifying possible sites and doing the legwork needed to pull together landowners, developers, housing associations etc into a viable
partnership.) It is also reflected in the recently published St Teath Parish Plan, the key points from which include: A firm consensus for further housing development in both villages; 74% favour additional affordable homes; need for homes for large families (12%), single people (16%),
and rented accommodation (42%) predominantly from Delabole; greatest need for affordable housing likely to be in 5 -10 years; very high level of concern about second homes - 86% would like to see numbers restricted.

 

The overarching vision in the CCCSP has been developed from the results of a long-term community engagement process:


To create an
economically, socially and environmentally sustainable community.
This is to be achieved by braiding together four strategic strands:
1. Promoting a prosperous and sustainable local economy
2. Strengthening the local social environment
3. Reducing the impact of human activity on the local environment
4. Facilitating community involvement in the planning, decision-making and delivery of initiatives.


In 20 years time, in place of the present economic leakage and slow erosion of the economic and social base, the area will be a robust community enjoying sustainable economic prosperity - self-reliant and self- sustaining, and exporting ideas around the world. It will be a high knowledge area, enjoying in particular a reputation as a centre of excellence for environmental management and rural community development, both through innovative local practice and through the new ideas, techniques and technology pioneered and developed locally.

 

Why are we the right people to do this work?

The Camelford & Delabole Community Development Trust was set up in 2001 to implement the proposals contained in the area's Community Strategic Plan. It has gained significant project management experience, including a local food campaign, environmental improvements in public parks, sustainable local transport and youth initiatives. The CDCDT is in the process of establishing a Community Interest Company (note 1) to provide the most effective legal structure to develop affordable housing. It is taking the opportunity presented by local government reorganisation to align its area of benefit and its activities with that of the Community Network Area to ensure good practice and best use of available resources in future. As a result of our community planning work we have the evidence base necessary to ensure our projects meet local needs. We are developing partnerships to ensure that we can deliver affordable, sustainable housing and that priority will be to fulfill local needs.

Over the last three years Camelot Country CIC as the CDCDT have put much effort into the requirements of the project at this development stage and draw on any support that may be available to make a strong case for investment. We are now at a critical stage as preparations re made to commit financial and organisational resources to the project.

Who are we working with?

Camelot Country CIC will work with the widest possible network of organisations and interest groups in the area. This network provides our strategic framework and sets priorities for project development.

Technical and professional advice is being provided by Cornwall Community Land Trust Limited. We work and have worked with staff of North Cornwall District Council and the South West Regional Development Agency on planning and land acquisition issues. Discussions have been held with a number of private sector companies to enable CDCDT Trustees to consider partnership arrangements for project development.
